The Gia Binh International Airport Urban Area 1 project has just received investment approval with a projected total capital of US$1.5 billion.
According to the decision of the Bac Ninh Provincial People’s Committee, the Gia Binh International Airport Urban Area 1 will be implemented in the three communes of Gia Binh, Dai Lai, and Dong Cuu, covering an area of over 200 hectares.
The project consists of two investment phases: phase 1 covers 106.8 hectares, and phase 2 covers approximately 94 hectares. The supply includes low-rise residential areas with unfinished interiors and exteriors, 4 stories high; 12-story apartment buildings; and commercial, medical, educational, cultural center, and parking facilities.
The project also includes an outdoor sports area without grandstands and other supporting facilities. The projected population is over 35,600 people.
The total investment is projected to be over 39,500 billion VND (approximately 1.5 billion USD), not including over 1,200 billion VND for land clearance costs. Phase 1 is expected to be completed within 52 months from the date of land allocation, and Phase 2 within 76 months.
The project is not located in an area requiring national defense and security protection, where foreign ownership of housing is prohibited. Upon completion, it will be a key urban development area south of the Duong River, connected to Gia Binh Airport and nearby industrial, high-tech, commercial, and logistics zones.
The decision also approved Thai Bao Infrastructure and Real Estate Development Joint Stock Company as the investor. Established in September 2025 in Bac Giang Ward, the company has a charter capital of 1,500 billion VND and primarily operates in the investment of urban areas, industrial parks, and eco-tourism areas.
Previously, the People’s Committee of Bac Ninh province also approved the detailed planning task (1/500 scale) for the Gia Binh 2 International Airport Urban Area, covering a total area of over 560 hectares and with a projected population of approximately 80,000 people. An Phu Infrastructure and Real Estate Development Joint Stock Company was assigned to organize the planning project.
The Gia Binh International Airport project received investment approval from the National Assembly in December 2025, with a total capital of over 196,000 billion VND. Masterise Group was assigned as the investor for this mega-project. Phase 1 requires over 141,230 billion VND, and over 55,100 billion VND in Phase 2. This project will open up new development opportunities for the eastern and northeastern areas of Hanoi and alleviate congestion at Noi Bai Airport.
As one of the industrial hubs in the North, Bac Ninh benefits from its location within the key economic triangle of Hanoi – Hai Phong – Quang Ninh, along with its position as the northeastern gateway to the capital. In recent years, the province has been among the suburban markets developing various real estate segments such as housing, urban areas, and industrial parks. Many investors have established a presence here, including Vingroup, T&T, Phu My Hung, and Xuan Cau Holdings.
